We are very good at Land Banking.  Our principals have personal holdings of various types of real estate investments across the United States and outside of our borders.  We have learned through experience about many types of markets and the types of influences which affect their success and losses.  We stay current on market trends and population demographics through research and networking with business leaders, government officials and other investors in and around the areas where our buyers invest. 

Most importantly, we use two independent brokers to identify and acquire properties for our buyers.  They have spent their entire real estate careers acquiring LA County properties specifically for Land Banking. They built the acquisition model and LA County data base system used by most land banking companies in California.  These brokers know the value of every acre enabling them to negotiate the best value for our buyers.  Therefore, our buyers have a choice of the best Land Banking properties.

Invest in Pre-developed Land To Maximize Profit


 

All developed land goes through three phases.  Undeveloped, pre-developed and developed. The pre-developed phase is where the most appreciation in land value occurs. We apply our Land Banking formula to determine when land goes into this phase.  By researching and acquiring land in the path of growth and buying early in the pre-development cycle, we offer our customers a highly appreciating real estate asset.  

To defer or permanently shelter assets from income taxes and to achieve the safety of diversification, our buyers hold title to real estate investments within a Self-Directed IRA or 401(k).   The earning potential of real estate investments within an IRA allows the roll-over of qualified retirement plan funds into a long-term appreciation strategy that is safer, less volatile, and offers greater wealth appreciation than other strategies.

   Planning

It is essential to make a realistic financial assessment of where you are today, and where you would like to be at the point of retirement.  If you have not already made a personal assessment, we will gladly introduce you to someone in our network of professionals that are licensed to help you determine your savings needed for retirement.   IRA Land Group completes the process by providing the investment land for your retirement plan.  As you approach retirement, we will work with you to develop a selling strategy to realize your land’s appreciation.

   Education

Location is vital in land banking. IRA Land Group is dedicated to sharing our knowledge of available land, MLS comparables, demographic studies and county infrastructures to identify land banking properties.  After your purchase, we will keep you informed about trends, demographics, developments and community news in and around the area of your property.

   Purchase

Our licensed real estate representatives assist in the purchase process through close of escrow, including the self-directed IRA process. The customer receives a grant deed and title insurance is received for all acquisitions.  We also provide Tenancy in Common Purchases. Tenancy in Common (TIC) is a common tool used by our buyers. A TIC enables each buyer to leverage their investment by purchasing a larger property with other land banking buyers. A TIC also enables someone with limited funds to enjoy the benefits of ownership.  Each TIC member will receive a grant deed plus title insurance for their undivided interest in the parcel.

   Funding

Cash and IRAs investments are a good start towards the accumulation of wealth.  Protecting those assets and earning a rate of return sufficient to reach your savings goals are also important.  Selecting a custodian for your investment funds is crucial for asset protection.  We work closely with trust companies and third party administrators to ensure the roll-over process is executed properly. We can also provide guidance in property tax management.
